BOOKING TERMS AND CONDITIONS

The following terms and conditions apply to your booking. They form the terms of a legally binding contract between us and you.

Price

The price payable includes accommodation and breakfast for the number of nights stated on your booking.

Booking Information

We do not cater for single sex stag or hen parties. For group bookings (mixed groups only) we will require names, addresses and telephone numbers of all your party.

Reservations for rooms are non-transferable and must not, under any circumstances, be sold or otherwise transferred to a third party who is not a member of your group. Unauthorised or unregistered visitors are not permitted in guest bedrooms at any time. Any persons visiting a guest staying at Holmlea are requested to wait outside the house.

Deposit

If you book more than 7 days before arrival the non-refundable deposit will be the cost of the first night’s accommodation, payable by credit or debit card.

For bookings made less than seven days in advance, the full amount becomes payable immediately.

If you need to amend you're booking the deposit may be transferred once only to alternative dates (within 2 months of the original dates) provided we are given not less than 14 days notice of the change. Subject to availability and excluding bookings made for Bank Holiday periods. The room rate may change dependent on the new dates you require. If, however, we transfer your booking due to circumstances beyond our control, we will honour the room rate on the original dates.

Confirmation of Booking

Your booking will be completed when we acknowledge receipt of your booking request and deposit. Prior to that the booking will only be regarded as provisional.

Payment

We accept payment by credit or debit card. We do not accept American Express.

Payment for the balance of your stay will be taken on checking in.

No payments will be accepted by cheque.

Upon arrival you will be required to provide your card details which will be taken as authorisation for payment in the event of:-

Chargeable breakages/damage

Breach of no-smoking

Any extras incurred

Data

Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.

Cancellation by you

If you cancel 7 days or more before arrival you will lose your deposit, but will not be charged for the remainder of your booking.

If you cancel 7 days or less before arrival, or fail to check in (“no-show”), or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking. Cancellations must be made or confirmed in writing. It is recommended that you take out travel insurance which provides for cancellation cover.

Cancellation by us

In the unlikely event that we are forced to cancel your booking we will attempt to offer you alternative accommodation. If suitable accommodation is not available (or unacceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. Our liability will not extend beyond this refund.

Amendment by us

If you have booked a specific room, we will try to ensure that this room is available to you. In circumstances beyond our control, we do however reserve the right to accommodate you in a different room. We will attempt to provide notice of change if possible. If this room is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. Our liability will not extend beyond this refund.

Arrival and Departure

Check-in time is between 4:00 pm and 8:00 pm. Please understand that we are preparing for your arrival, and your room may not be available if you arrive before 4.00pm. Guests are welcome to park vehicles/drop off luggage from midday onwards and return between 4.00pm and 8.00pm to check in. Please note that on the day of arrival only, out of courtesy to other guests, no one will be admitted after 8.00pm (for whatever reason). Holmlea Guest House will not be liable for any costs you incur due to your late arrival and the full balance of the stay will be applicable.

Our check out time is 10.00am on the day of departure to enable us to prepare for new arrivals.

Parking

Only guests staying at Holmlea are permitted to park their vehicles on the premises. The management cannot accept any responsibility for loss or damage to any vehicles whilst parked on the premises. Vehicles are left entirely at the vehicle owners’ risk.

Damage and Breakage

We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages. You will be notified of costs in writing as soon as is reasonably practicable, if the damage is discovered after you depart. We also reserve the right to charge further sums if we are unable to re-let the room as a consequence of the damage.

Smoking Policy

It is against the law to smoke in any area of the house or bedrooms. If you wish to smoke, please kindly do so outside and away from the porch area. A cigarette bin is provided at the side of the house. If we find that guests have been smoking in their room or other areas of the house, then we reserve the right to ask you to leave immediately and the booking cancelled without refund. Whether or not you are asked to leave, we also reserve the right to charge a sum equivalent to one night’s stay if we are unable to re-let the room for 24 hours whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of smoking is discovered after you depart.

Pets

Sorry, we do not accept pets.

Our Liability

We do not accept any liability for damage to your property or injury to you (or other members of your party) whilst on our premises unless caused by the negligence by us.

Law

Any dispute between us will be governed by the non-exclusive law of the English Courts.
